Planning for a day out isn’t always necessary.
Planning for a party is pretty important, planning for a holiday makes a significant difference.
Planning for your custom build project? Imperative!
Without proper planning, there are endless opportunities for mistakes and mishaps to occur during the project. Sourcing the best people, the best materials and identifying the best approach all go without saying. But have you also considered budgets? From the tiniest bolt to the most significant structure, all must be accounted for. Have you considered legislation, proper procedures and regulations that must be adhered to and certified?
At Reseters, we’re here to ensure nothing is missed.
Initial consultations, repeatedly redesigning drawings and triple-checking each detail, our goal is to make the process as predictable and seamless as possible.
In this blog, we’ll describe the first two (crucial) stages of the process.
Stage One - Initial Consultation
The initial plans are vital to the success of your project. Taking the time to sit with your design and build specialist will ensure that you understand the breadth of work about to be undertaken and it allows plenty of time to convey what you consider to be your dream home, in order for us to make it a reality.
There are often two meetings to gather the initial ideas and make them concrete so that the planning and concept-building process can begin.
In these meetings, you will be asked an array of questions about your lives, your careers, your hobbies and how you spend your free time.
You’ll be asked what the perfect home looks like and how you expect you will feel when you are living in your newly renovated home.
You’ll be able to share your values and your thoughts in regards to sustainability, technology and outside space.
You can share images, mood boards and anything that has inspired you in dreaming up the renovation plans.
Here is what you can expect from your architect in the initial meeting:
Compilation of the project brief from all we have discussed above
Conduct a site visit and project analysis
After the first one or two meetings, your architect will:
Conduct research relevant to your project
Report back with findings
Provide an overview of the process, from the initial concepts through to construction on site
Provide an overview of total costs to undertake the project including other consultants, contractors and any planning consents required
Provide an overview
Stage Two - Concept Drawings Package
This is the “Discovery” stage in which we layout all ideas and scope for what could be created for you within your expected budget and brief.
The findings of this crucial stage will be the basis of all subsequent documentation for Stage Three (construction drawing). It is highly recommended that this stage is carefully examined to ensure it includes your “Must Have” “Nice To Have” and “Must Not Have” items and features)
The Concept Drawings include:
As-built drawings based on on-site measurements
An image file for the job
Findings on relevant local plan and planning regulations
Sketches of floor plans
Sketches of relevant elevations
3D sketches based on the client's brief
At every step, in every exchange, we ask that you be completely honest with us in order for us to compile the brief accurately and successfully begin the process to create your dream home.
From here, we can move onto the construction plans and building regulations.
Keep an eye out for next month’s blog, in which we’ll explain these steps in more detail.
